THIS WEBSITE CONTAINS COMPLETE INFORMATION FOR A SELECT GROUP OF MAINLY WATERFRONT PROPERTIES IN MISSION BAY PARK & ADJACENT AREAS THAT ARE CURRENTLY AVAILABLE AS VACATION RENTALS ON A YEAR ROUND BASIS. THE FOLLOWING INFORMATION IS A SYNOPSIS OF THE RELEVANT FACTS YOU NEED TO KNOW RELATIVE TO THE RENTAL OF THESE PARTICULAR PROPERTIES

A. THE BEACH AREA

MISSION BAY PARK: Is the world’s largest aquatic park and encompasses close to 5000 acres and 27 miles of gorgeous shoreline. Besides its natural appeal and the recreational opportunities it offers, an extremely attractive feature is its close proximity (5 to 15 minutes) to all major attractions including Sea World, The Zoo, Wild Animal Park, Balboa Park, La Jolla, Coronado, Sea Port Village, Sport Fishing, Bay Cruises, Etc.
OCEAN VS. BAY FRONT: Ocean front properties offer convenient beach access as well as sensational views of the surf and sunsets. It is important to recognize, however, that at certain times of the year the ocean front can also be quite busy as well as noisy. If this concerns you, you might want to strongly consider a bay front accommodation (approximately 150 yards east of the ocean) where the beaches are more private and known for their tranquility.

B. RESERVATIONS

REGISTRATION FORM: Since most of the enclosed properties are secondary residences and in some cases may even be primary homes, the owners typically will require to know who will be occupying their property as well as when. Therefore, registration forms must be completed and returned by a guest before a reservation is validated. Please note that an owner RESERVES THE RIGHT TO DECLINE A RESERVATION which they do not consider to be acceptable!!!
SECURITY DEPOSIT We require a minimum deposit of $500 that must be received within seven days of the initial reservation request.
BALANCE DUE WINTER: 90 days prior to date of arrival. SUMMER: 90 days prior to date of arrival. Monies not received on time will result in AUTOMATIC CANCELLATION of a reservation by our computer. PLEASE MARK YOUR CALENDAR TO ENSURE THAT YOU DON’T FORGET!
TRANSIENT OCCUPANCY TAX A 10.5%
tax is charged by the city for any reservation which is less than a month. In order to be exempt, the time period must run a minimum from the date of one month to the same date of the following month.

C. DISPUTES

In the event of any dispute or controversy among the parties to any reservation including guests, owners, and San Diego Vacation Rentals, it is agreed that jurisdiction and venue is conferred on the American Arbitration Association of San Diego County whose decision shall be binding to all parties. This includes, but is not limited to, all items addressed on this particular page.

D. CANCELLATIONS

Are permissible up until the time your final rent payment is received. Thereafter all rental REFUNDS ARE DEPENDANT UPON OUR ABILITY TO PROCURE A SUBSTITUTE TENANT. Cancellations made prior to final payment will be subject to A CHARGE OF $100 FOR WINTER RENTALS (SEPT TO JUNE) AND $200 FOR SUMMER RENTALS (JUNE TO SEPT).
REFUNDS/CHARGES: Your deposit will be refunded less $40 processing fees, cancellation fees, and any charges for extra cleaning, damage, missing items (e.g. towels), or long distance charges. This may take UP TO 45 DAYS depending upon when we receive the phone bill.

IMPORTANT: Since our properties are spread out in various coastal areas, our maintenance/turnover schedule requires that we be able to clean and inspect them during these time periods. Therefore, it is essential that the property and assigned parking be vacant during this allotted time. Delays caused by guests will result in a charge being assessed to clients who do not cooperate.

F. WHAT TO BRING

All of our properties are completely equipped with most everything you should need during your visit. Linens and towels are provided based upon normal occupancy and use. Extras to consider bringing might include recreational items such as beach towels, Frisbees, binoculars, reading material, etc.

G. CLEANING/MAID SERVICE

We expect your accommodation to be left neat with all dishes washed and put away and all trash be placed in the outside receptacles upon vacating. You need not worry about cleaning linens and towels as these are automatically replaced. If you would like to pay for additional maid service during your stay please contact our office. Typically we will need a minimum of 48 hours advance notice to accommodate you.

H. OCCUPANCY/USE

Exceeding established occupancy or misrepresentation of a particular group will often require the loss of use of a property as well as forfeiture of the rent. Any entertaining which might result in damage to the premises or interferes with the peaceful enjoyment of contiguous residents is strictly prohibited.

I. MINIMUM STAYS

SUMMER
Generally 7 nights (Saturday 3:00 PM to Saturday 10:00 AM)
Certain properties may be exempt from this rule.
WINTER
3 Consecutive Nights (Excluding Holidays)

J. MONTHLY RATES

Are based on a minimum stay of four consecutive weeks (28 nights).

K. DIRECTIONS/ACCESS

You will be provided with explicit directions as to how to approach the Mission Bay Park Area from all directions. Individual property sheets will contain separate instructions explaining how to arrive at various accommodations. In most instances keys will be placed in a lockbox at the property. Their location and use are described in detail in your final confirmation package.

L. PETS

Are NOT ALLOWED IN ANY of our properties!

M. AIR CONDITIONING

None of our units are provided with air conditioning!!!

N. NO SMOKING POLICY

All of our properties are non-smoking units. Guests who smoke may do so outside only. There will be an additional charge if this rule is violated.

O. PHONE USE

Most units have long distance blocks on the phone service. As a result, you can only access 1-800 numbers or numbers in the same area code as your unit. It is not possible to reach an operator by dialing “0”. Please bring a long distance calling card that utilizes a 1-800 number or purchase a pre-paid card from the local grocery store during your visit.

P. LOST OR STOLEN ITEMS

San Diego Vacation Rentals will not be held responsible for any items discovered missing during a guest’s stay. Therefore, do not leave personal items outside left unattended and be certain to always lock doors when vacating the property for any length of time.

Q. ECONOMY UNITS

Most of our properties are quite expensive and fairly luxurious. However, we do have several properties which are offered more for their affordability. If this concerns you, we would appreciate it if you interrogate us in this regard in order to avoid any confusion or disappointment.

R. ALTERNATE PROPERTIES

Certain properties are designated as alternates. Typically, this means that these particular properties are lacking the type of formal literature we prefer to offer prospective guests. Since photographs, floor plans, etc. may or may not be available we strongly advise you to ask any of the type of questions that might concern you. (e.g., “Is this more of an economy or luxury type property?”)

S. PARKING

Is very limited and can be quite confined in some of our properties. Please ask about this! AVOID LARGER VEHICLES!

T. PROPERTY FOR SALE

Certain properties may also be available for sale and a guest might be asked to cooperate in showing a particular accommodation. This happens rather infrequently and typically a guest will be provided with a minimum 24 hour advance notice. Also, if you are possibly interested in acquiring a property, we would be more than happy to provide the relevant factual and financial information upon request. You also might find it interesting to know that some of our clients are amenable to possibly selling partial interests whereby a buyer is entitled to a proportionate share of use and/or income for the property.
